David has spent two decades selling real estate across the Front Range, with a particular focus on new construction and master-planned communities. He started at a national homebuilder before launching The Principal Team, which gave him something most agents working with new construction never have: a working knowledge of how builders price, how they cycle incentives, and what a sales office will actually concede when asked correctly.

At Painted Prairie, that translates into specifics. Which builder is running closing-cost credits this month. Which lot premiums are negotiable and which aren't. Which floor plans are about to be discontinued and which are entering a price increase. When a buyer is deciding between two homes from two builders, David is the person who knows what to ask each sales office to make them comparable.

On the listing side, he built a model designed to do exactly what most brokerages don't: charge a competitive commission rate without compromising on photography, drone, video, microsite, pre-MLS distribution, or any of the marketing that actually moves a listing. Tom partners with David on every Painted Prairie transaction and runs much of the day-to-day client work: showings, builder walk-throughs, inspection objections, contract negotiation, and the dozen calls and emails between contract and closing that the buyer or seller never has to make themselves. His background spans buyer and seller representation across the Front Range, with a particular fluency in the Aurora, Broomfield, and northeast Denver submarkets.

Tom is the person who notices that the lot the builder is steering you toward backs to a future commercial parcel that isn't on the marketing map. He's also the person who walks the home with you at the pre-drywall stage and asks the construction superintendent the questions a first-time builder buyer wouldn't think to ask: where the structured wiring will terminate, whether the cabinet upgrade is included in the base elevation or a design center add-on, whether the bath finish you picked is on hold for the next 12 weeks.

He approaches the work with restraint. There's no high-pressure pitch, no urgency manufactured to push a deal. The goal is to give buyers and sellers enough information to make a decision they'll feel good about a year later, and to handle the parts of the transaction that aren't worth their time.
