At Painted Prairie, that translates into specifics. Which builder is running closing-cost credits this month. Which lot premiums are negotiable and which aren't. Which floor plans are about to be discontinued and which are entering a price increase. When a buyer is deciding between two homes from two builders, David is the person who knows what to ask each sales office to make them comparable.
On the listing side, he built a model designed to do exactly what most brokerages don't: charge a competitive commission rate without compromising on photography, drone, video, microsite, pre-MLS distribution, or any of the marketing that actually moves a listing. Sellers keep more of their equity. The work is the same.
